Working with Buyers
I have a step by step process for working with buyers that has proven to be successful!
Step 1 – Client Interview – I take the time to listen to what characteristics you are looking for in your new home and what your budget is, the area you are interested in living, the square footage, how many rooms/baths, schools nearby as well as parks restaurants and shopping. This step will ensure that I find the home that fits your needs as well as your budget. I represent YOU in the process of buying. I have a responsibility to look out for your best interests.
Step 2 – Pre-Qualification – I will introduce you to our lender right here at Mid Valley Funding who will verify income and check your credit and provide you with your options for financing your new home. This step will ensure that you understand the terms (interest rate, payment, expenses, etc) of your financing before you commit to purchasing a home. The lender will issue a pre approval letter to present to sellers when presenting an offer
Step 3 – Home Search – I will search the market daily for your new home. Also, you will be given your own login to toddhurleyrealestate.com. You can use this tool to search for homes online at your convenience. I even have a phone app you can look at homes available wherever you are. When you find homes that interest you, I will schedule time for us to view them.
Step 4- Write a purchase offer- now we write an offer with a price that clearly shows how much you are willing to pay for the property and what you are willing to pay at closing and what you want the seller to pay. Let the seller know what inspections you want performed, your preferred timetable, whether you want her to include any property in the purchase. Disclose deposit money. The size of your downpayment gives the seller an idea of how serious you are about purchasing the property. This is usually done with a copy of a check written to the Title company. We also provide a copy of the pre approval letter from our lender. I will submit it to the listing agent on your behalf.
Step 5 – Negotiation – This is the part where it really pays to be working with an experienced Realtor. Once we find the right home, I will aggressively negotiate the price to ensure that you are getting the best deal possible. In a buyer’s market, it is common for the seller to reduce their price and/or pay expenses. In a sellers market, homes go fast because of low inventory and we may be going up against other buyers. Either way we will make your offer stand out among others.
Step 6 – Inspections – Once we find the right home and negotiate the right price, we will begin the purchase process. It is important that we use this time to order the inspections necessary to make sure that their are no surprises about the condition of the home. Remember that an Appraisal and an inspection are NOT the same! This step will ensure that we are making the right decision and that you are making a safe investment. We can then issue a request for repairs to the sellers.
Step 7 – Closing – Once we have completed our inspections and secured the necessary financing, we will go over everything one last time, line by line, to make sure that you are happy with your purchase. I will also walk you through your new home and make sure that everything is in order.
